What is self-storage?
Self-Storage by Workspace, located at our Kennington Park site, is a new service that provides extra space for you to store your things. Whether it’s a few items or the contents of a three-bedroom house, we can provide the storage you need, on terms which suit you.
We have kept our Self-Storage options as straight-forward as possible. Simply reserve and complete the booking process, bring your items to the storage centre, lock them away and access them at any time during our operating hours.
Use your access pass (via a mobile application, StorID) to get into the facility at Kennington Park and unlock your self-storage unit. You can securely share your access pass with others who you authorise to access your self-storage unit.
How does it work?
Booking a self-storage unit at Kennington Park is quick and simple and can be completed entirely online. Here is how it works:
Step 1: Choose your self-storage unit
Visit our online self-storage portal and browse our available self-storage units and begin the booking process.
Select a self-storage unit size that best suits your needs. If you are unsure which size might be right for you, our portal provides approximate guidance as to the items that can be stored in each different unit size.
Step 2: Select your protection option and, if applicable, send your own insurance cover to us
You have two choices, you can either:
- arrange your own insurance, provided it fully covers your goods up to their replacement value whilst they are stored in our facility; or
- purchase StoreProtect. This an agreement by us to accept enhanced liability over and above our usual limits on liability set out in our License Agreement.
If you choose to arrange your own insurance, you must email a copy of your insurance policy to Self.Storage@workspace.co.uk as soon as possible after your booking has been confirmed, and, in any event, at least 5 working days before your selected move-in date.
Step 3: Review and accept the Licence Agreement and our Privacy Policy
You will be asked to review and accept the terms of our Licence Agreement and our Privacy Policy.
Our Licence Agreement will form the contract between us and contains the terms and conditions under which govern your use of a self-storage unit to store your goods.
Our Privacy Policy sets out how we will collect, store and process your personal data when you use Self-Storage by Workspace.
A personalised copy of the Licence Agreement will be shared with you upon booking completion (Step 7), after you have entered your payment details, created your account and had your ID verified.

Step 4: Enter your payment details
You will then be directed to our secure payment provider, Stripe. You will enter your payment card details for the direct debit payments that will be charged for your use of a self-storage unit each month.
You will not be charged until your selected move-in date. We will take payment of your first month’s storage fees on your selected move-in date. We will take subsequent payments on the anniversary of your selected move-in date each month (or, for any month which does not have that date, the day before).
Step 5: Create your password for your Self-Storage account
After reserving your self-storage unit, you will be prompted to create a password to complete your account setup.
It is important that you complete your account set up. Without an account your booking cannot be confirmed and you will not be able to access your self-storage unit. Your account allows you to manage your booking online, access important information relating to your use of a self-storage unit and cancel your license.
Step 6: Identify verification
To help protect our customers and prevent fraud, all customers are required to complete an identity verification check through Stripe.
You will need to upload a valid form of photographic identification (passport or driving licence) for the ID verification when requested.
Your booking cannot be confirmed and you will not be able to access your self-storage unit until this ID verification process has been successfully completed.
Step 7: Booking confirmation
Once you have completed Steps (1) to (6), we will email you to confirm your booking.
This email will confirm the details of your booking and contain a copy of your personalised Licence Agreement.
The License Agreement (which forms the contract between us) will enter into effect at this point in time and you and us will become bound by its terms and conditions.
Step 8: Download StorID app
In order to access your self-storage unit, you will need to download StorID app, which is used to access the facility and your self-storage unit.
You will need your name, email address and mobile number. These should match the details you provided when booking on our self-storage portal.
Step 9: Move your items into your self- storage unit
On your selected move in date, you will be able to access the facility and your self-storage unit using the StorID app.
Once you arrive at Kennington Park, you can move your belongings into your self-storage unit straight away.
Step 10: Access your self-storage unit whenever you need (within our operating hours)
You can access your self-storage unit during the facility's operating hours using the StorID app.
You remain responsible for ensuring your self-storage unit is secured whenever you leave the facility.
How do I choose the right unit size?
We have a variety of unit sizes available to suit a range of needs. This guide can help you work out how much space you might need.
- Small unit (16-35 sq ft): Office supplies, points of sale/marketing materials, storage boxes, tools, suitcases.
- Medium (50–75 sq ft): Large exhibition display, office furniture, larger equipment storage, pallet-size access, contents of a 1–2 bed flat.
- Large (100-150 sq ft): Contents of a 3-bedroom house or business overflow / seasonal stock. Would store several pallets, with double doors wide enough for easy moving in and out at 2000mm wide.
Unit sizes are approximate. If you have exact requirements, you should check with us before finalising your booking.
How long can I use a self-storage unit?
There is no fixed term to your use of a self-storage unit. You can continue to use your self-storage unit until such times as you or we give notice to terminate the License Agreement in accordance with its terms.

You have unlimited access to your self-storage unit between the hours of:

When can I access my self-storage unit after my booking has been accepted?
You can access your self-storage unit on and from your selected move-in date, once your booking has been confirmed by us.
Your booking will not be confirmed by us until you have completed steps (1) to (6) set out in ‘How does it work?’ above.
Your payment card will be charged the first month’s storage fees on your selected move-in date. Please note that if we are unable to take that payment on your selected move-in date, you will not be able to access the facility or your self-storage until payment has been received.
How do I access my self-storage unit?
Once your booking has been confirmed, your confirmation email will contain a link to download the StorID app on your mobile phone.
The StorID app provides you with access to the facility, including the main entry door, internal security doors, and your self-storage unit.
Can I share access to my self-storage unit with trusted individuals?
Only you or persons authorised by you may access your self-storage unit.
Within the ‘MyAccount’ section of your online account, you will see a custom pin code which is personal to you. You can share this custom pin code with your authorised persons.
This pin code will allow authorised persons to access the main facility entrance and the storage area via the pin code entry system.
You would retain access to unlocking your self-storage unit door lock via the StorID app. You would need to be available to communicate with your authorised person as the StorID app is the only way to unlock the door to your self-storage unit. You would therefore need remotely unlock the door to your self-storage unit in order for your authorised person to access the self-storage unit itself.
When your authorised person wishes to leave your self-storage unit, they can re-secure the door by simply closing the latch, which will re-arm the lock. You do not need to remotely lock your self-storage unit via the StorID app.
Please note that if you share your access arrangements for yourself-storage unit with any other person, you do so at your own risk and you are responsible for and liable to us for the actions of those persons.

Is parking available when accessing the storage facility?
We have four dedicated parking bays located outside the main entrance of the facility. You can access this area via the Camberwell New Road entrance.
Please note, parking is limited to three hours within any 24-hour period. To register your vehicle, please park in one of the dedicated parking bays and, on entering the facility, enter your vehicle registration on the parking tablet provided. This is located inside the facility, directly in front of the door to the main entrance.
Do you provide lifting and moving equipment for large items?
We have a limited number of flat-bed trollies available on site on a first-come, first served basis, which are rated to carry up to 150kg.
We do not have pallet trucks available.
You should return all trollies to the trolly-park area located in the main entrance lobby when finished.
Are there any rules relating to the use of the facility?
We ask that customers do not:
- Smoke on the premises
- Eat or drink inside
- Cause excessive noise
- Obstruct corridors, fire exits, or fire doors
- Alter your unit or attach anything to its surfaces or windows
- Leave charging equipment or power banks unattended
- Allow liquids, substances, or odours to escape from stored items
- Spray paint or carry out mechanical or electrical work
- Bring animals on site, except guide dogs
- Connect non-compliant items to power outlets
- Leave waste or refuse
- Obstruct door visibility panels
Insurance
Do I need to insure my goods while they are in storage?
We do not insure your goods. Unless you have purchased StoreProtect, it is a condition of your use the License Agreement that your goods remain adequately insured for their replacement value while they are in storage in your self-storage unit.

You must arrange your own insurance and provide a copy of your insurance policy to: Self.Storage@workspace.co.uk at least 5 working days before your selected move-in date.
If you do not do so, or if you have selected a move-in date which is less than 5 working days from the date we confirm your booking, we may amend your move-in date to a date which is 5 working days after the date you provide us with a copy of your insurance policy. You will not be able to enter your self-storage unit until a copy of your insurance policy has been provided to us.
We do not give advice concerning insurance cover nor do we arrange any insurance cover on your behalf. Inspection by us of any insurance policy does not mean that we have approved your cover or confirmed that it is sufficient.
StoreProtect
What is StoreProtect?
As an alternative to arranging your own insurance, we can accept enhanced liability for theft, loss, deterioration, or damage to your goods which may occur during storage under StoreProtect, over and above our usual limitations on liability set out in the License Agreement.

“StoreProtect” means an agreement by us to accept enhanced liability for loss or damage to your goods as described in the StoreProtect Addendum.

You should read the terms of the StoreProtect Addendum to find out the circumstances in which we may be liable to reimburse you for theft, loss, deterioration, or damage to your goods while they are stored in a self-storage unit and the enhanced limits on our liability which apply.
If you select StoreProtect when making a booking, you must declare to us full replacement value of your goods you intend to store at the time of booking. You can do so on our self-storage portal at the time of booking.
You must also notify us by email to: Self.Storage@workspace.co.uk of any individual goods you intend to store which are valued at or in excess of £2,500. Failure to notify us of any goods valued at or in excess of £2,500 will result in our liability in respect of these goods being capped at £2,500 (even if their replacement value exceeds this amount).
StoreProtect is not an offer of insurance and, by purchasing it, you are not a party to any insurance contract.
Billing and payments
How much does storage costThe price for use of each available self-storage unit is shown on our online self-storage portal. Storage fees are charged monthly.
When will I be charged?
When booking a self-storage unit, you can select a move-in date up to 60 days in advance. You will not be charged until your selected move-in date.

We will take payment of your first month’s storage fees on your selected move-in date. We will take subsequent payments on the anniversary your selected move-in date each month (or, for any date which does not have that date, the day before).
For example, if you booked a self-storage unit with a move-in date of 19 May, we would take payment of your first month’s storage fees on 19 May. We would then take payments on the 19th of each subsequent month until cancellation.
If you have purchased StoreProtect, the charges payable for StoreProtect will included within your monthly storage fees charged in the manner described above.
Is there a booking fee?
There is no booking fee applied to your purchase.
Are there any additional charges?There are no hidden fees. You will charged the monthly storage fees for your self-storage unit (which will include any monthly charges for StoreProtect, if you have purchased StoreProtect). Our storage fees are inclusive of VAT.
Additional fees and charges may, however, become payable by you in the event that you do not comply with your obligations set out in the License Agreement.
If you do not pay the monthly storage fees on the date that they are due and still do not pay within 7 working days after we have notified you of your non-payment, we may charge you a late payment fee (equal to the greater of £10 or 10% of the amount of the monthly storage fees due).
We may also charge you reasonable removal fees, repairs, cleaning, or other reasonable charges which are incurred by us in relation to your self-storage unit, including any reasonable charges incurred by us in order to restore your self-storage unit back to substantially the same condition it was in on your move-in date.
If you fail to remove your goods by the close of business on the termination date, we may sell or dispose of your goods in accordance with the terms of the License Agreement. In those circumstances, we may require payment of reasonable default action costs, including any reasonable costs associated with accessing the self-storage unit and the disposal or sale of goods.
The examples given above are non-exhaustive. You should read our License Agreement carefully to find out when any additional charges may become payable.
Are there any goods I cannot store in my self-storage unit?
You are not permitted to store (and must not allow any other person to store) in your self-storage unit:
- lithium batteries;
- vehicles or vehicle parts, including tyres;
- food or perishable goods;
- bullion and money of every description, including, without limitation, cash, bank notes, coins, currency notes or currency of any kind or any other deeds or securities;
- Stamps, vouchers, tokens and/or tickets of any kind, credit and/or debit and/or cash dispenser cards of any kind, negotiable securities and any other documents negotiable as or equivalent to cash, and non-negotiables, including, without limitation, crossed cheques;
- any livestock, bloodstock or living creatures;
- combustible or flammable substances such as gas, paint, petrol, oil, cleaning solvents or compressed gases;
- firearms, explosives, weapons or ammunition;
- chemicals, radioactive materials, biological agents, toxic waste, asbestos or other potentially hazardous substances;
- any item that emits fumes, or odours;
- any illegal item, including counterfeit items (such as duplicate fashionwear) or substances or goods illegally obtained such as illicit (counterfeit/smuggled) tobacco or alcohol and unlicensed or unsafe goods (such as toys, electrical goods, medicines, aerosols, cosmetics, fireworks);
- goods which are environmentally harmful or that are a risk to the property of any person;
- furs, fine art, antiques, perfumes, mobile phones, tobacco products, beers, wines and spirits and the like which exceed a total value of £10,000 when their value is combined;
- electronic items which exceed a total value of £10,000 when their value is combined, such as commercial appliances and instruments, radios, televisions, computers, computer software, hard drives, microchips, printed circuit boards, modems, monitors, cameras, facsimile machine, photo copies, video recording units, hi-fi systems, CD players, but excluding heavy electronics such as switchgear, turbines and generators which are not considered as electronic items for the purpose of this restriction;
- items which are unique in nature and/or where the value to you cannot be assessed on a financial basis;
- data records and any data carrying media (excluding blank data carrying media); or
- watches, jewellery (excluding costume jewellery), precious stones or gems or metals or items made from or containing such interests, and coins.

Can I change or upgrade my self-storage unit if my needs change?
Yes. If your storage requirements change, you can manage this yourself through ‘My Account’ at: https://storage.workspace.co.uk/customer_dashboard
To move to a different unit size, simply:
- Check current availability and pricing under the Unit Prices section.
- Purchase your preferred new self-storage unit online.
- Submit notice to cancel your existing self-storage unit through your account, in accordance with our cancellation terms.
Please note that you will continue to retain access to your existing self-storage unit until the 14-day notice period for terminating your use of that unit has elapsed – see ‘What happens if I want to cancel and end my License Agreement’ below. We recommend allowing a few days of overlap between your existing and new unit to give you enough time to move your belongings comfortably.

Can I book more than one self-storage unit on my account?
Yes! Simply revisit our self-storage portal and browse our available self-storage units and complete another booking for any additional self-storage unit(s). You can do so here: https://storage.workspace.co.uk
Where you have licensed the use of more than one self-storage unit, each self-storage unit is subject to its own License Agreement, billing arrangements, and cancellation requirements.
What happens if I want to cancel and end my Licence Agreement?

Once you have notified us that you wish to cancel, we will provide you with an acknowledgement of your cancellation and will confirm your termination date. This is date on which the License Agreement will end and is the last day you will have access to your self-storage unit.

If you are a consumer, you have the right to change your mind and cancel your booking within 14 days from the date we confirmed your booking. This right applies whether or not your selected move-in date has passed and whether or not you have already started using your self-storage unit.

If you cancel within that 14-day period, we will refund you any amount you have paid, but we may deduct a pro-rated amount for the period which you had access to the self-storage unit before you informed us that you changed your mind.
This right only applies to consumers, not business customers. You are a business customer if you are buying services wholly or mainly for use in connection with Your trade, business, craft or profession, even if you are an individual.

What if I leave any goods in the self-storage unit after my Licence Agreement ends?
If any goods are left in the self-storage unit after the close of business on the termination date, we may treat the goods as having been abandoned and take action to sell or dispose of them in accordance with the terms of the License Agreement.

Security
What security provisions are in place?
We have implemented smart door locks for enhanced security, automation, and customer convenience. These feature tamper detection, provide you with notifications if you leave your self-storage unit unsecured, and contain a localised alarm.
We also have an on-site security who patrol the facility out of hours.

Do I need to bring my own lock for my self-storage unit?
No. All self-storage units are fitted with smart locks and can be accessed via StorID.
